Let Only Service

A Let only Service is ideal for experience landlords with facilities in place to manage the property, or anybody that has time to look after the property themselves. This service includes:

  • Tenant referencing including credit check
  • Create a Tenancy agreement
  • Basic Inventory
  • Handover of keys to tenant(s)
  • Notify utility companies of new tenant
  • Collection and processing of initial monies (e.g. deposit and first month’s rent)

Fully Managed Service: (To include all the Let only service above)

A managed service is perfect for anybody who is short on time, or perhaps lives out of the area. Ashley Borne will take on the headache of ensuring everything is as it should be. This service includes:

  • Deposit protection with DPS
  • Rent collection
  • Property Management
  • Arranging repairs/maintenance on behalf of the landlord
  • Serve relevant notices on landlords’ behalf when required
  • Deposit mediation
  • Negotiating renewal of tenancy
  • Quarterly Property inspections
  • Final inspection and assisting with the end of tenancy settlements

All your properties are let on Assured Shorthold Tenancies
We hold tenant deposits and are part of the Tenancy Deposit Scheme
